So, I figured it might not hurt to give a little sample of what we do on a daily basis. This is the most recent house we are working on. It was used as a rental until the former owner passed away and her family didn’t really want anything to do with it. As a result, it sat vacant for a few years and the mortgage went unpaid, ultimately leading to foreclosure.
An associate started communicating with the heirs shortly before the foreclosure auction and was able to coordinate with multiple heirs to get the title work started. In less than a week we had a payoff for the mortgage sent, an old lien cleared and all heirs signed off on the close. This was actually the fastest close I have seen and it was all the result of the talented team at Pearson Law Firm and Ricardo Aldana.
The majority of the properties we work with in the Killeen and Copperas Cove area have spent some time as a rental and for various reasons have fallen in to neglect. Honestly, I get it, being a landlord is tough, particularly from a distance. The best advice I can give is to approach the situation head on and start looking for a solution before it gets too bad. The longer you wait the more it is likely to cost you in the end and while we love buying homes that need repairs I would waaaay rather see you get the most money possible for your property!
Back to the house at hand, we decided to keep this one as a rental and are in the process of giving the whole house a facelift with new floors, paint, vanities and all the other little things that make it feel like a home. I’ll post pictures as soon as we get close to finished.
FYI, two other large buyers in the area passed on this property and the owners would have been left with nothing had we not bought the house… Just sayin’!
